Got called out for fee disclosures and completely reworked my merchant contracts
A client in Austin pulled me aside after a closing and said my fee breakdown buried a 2.5% processing charge in the fine print. I thought I was being thorough, but they showed me how another provider listed every fee in a single table at the top. So I spent a weekend rebuilding my contract template, pulling out the interchange markup and the monthly minimum into a one-pager. Now I send a one-page summary in the body of the email before the PDF attachment. Has anyone else faced pushback on hidden fees or found a cleaner way to present them?

Did you catch that article in the Journal about how most buyers just skim contracts on their phones now? Your one-pager in the email body sounds like a smart way to stay ahead of that.

Tbh though, that Journal article was kind of misleading. It's not really "most" buyers, it's more like a growing trend. I've seen plenty of folks still print stuff out and go over it with a highlighter. But yeah, the one-pager in the email is definitely smart for the phone crowd.

My neighbor actually closed on a house last month using just his phone while waiting in line for coffee. He missed the part about the sewer line inspection and ended up with a 4,000 dollar repair bill. Smartphones make everything faster but people lose the details. @irismartinez is right to keep it to one page in the email body. People just scroll past anything longer anyway.
