From my last deal, I'm sure focusing on utility access beats a fancy renovation for value.

Totally! Getting to the pipes and drains easily saves so much headache later. I've seen it a bunch.

Honestly, it's not just about avoiding headaches later, it's about safety too. If a pipe bursts and you can't get to it fast, that's water damage and mold waiting to happen. Builders need to stop hiding everything behind walls and floors. Simple access points would make DIY fixes possible instead of calling pros every time. I bet half the repair costs come from just getting to the problem, not fixing it. We need to push for codes that require easy access in new builds.

Seriously, trying to reach pipes feels like they're actively hiding from you on purpose. @kim_smith24, I get what you mean about avoiding future headaches, but getting to them is its own nightmare. My last place had the main drain behind a fake wall that took ages to open up. It's like they want us to struggle just for basic fixes. Who designs these setups without thinking about repairs? Have you ever found a layout that actually made sense?
