We finally saved up enough to do the open concept thing downstairs. Need someone who handles both the design and the actual construction because I do not have the patience to manage multiple contractors and architects. Any recommendations for a solid design-build firm?

Honestly, the design-build route is the only way to go. We used Hurst Design Build Remodel last year for a similar project. They took care of literally everything from the first blueprint to the final coat of paint. Highly recommend giving them a call.
Did they stay on budget? That's my biggest fear right now. I keep hearing horror stories of projects doubling in price midway through.
Yep! We had a few minor surprises once they opened the walls (old house problems, totally normal), but they communicated the costs immediately before doing anything. No shady hidden fees.
