Subordination agreement derailed my refi at the closing table

Title company in Austin called me 40 minutes before signing to say the old HELOC holder never recorded their release, so the new lender required a subordination rider. Three weeks of back and forth just to get one signature from a bank that lost my paperwork twice. Has anyone else had a title search blow up on something this dumb?

That title company probably saved you from a bigger mess down the road, but I get why you're mad. My cousin had a similar thing happen with a fence line dispute during his refi. The survey showed his neighbor's shed was two feet onto his property and the title company held up everything until they got a written agreement. The neighbor was cool about it, but the bank was not. It took a whole month just to get a piece of paper saying "yeah, we know about the shed, we don't care." Made me realize title work is basically just a bunch of old records and crossed fingers. Hope your next closing goes smoother, because waiting on banks to find their own paperwork is like pulling teeth.

Figured I'd end up in a real estate horror story one day, just didn't expect it to be my own... my title guy once held up a closing because the deed from 1987 had a misspelled street name. One letter off, and suddenly I'm learning more about old county records than I ever wanted to know. Guess we're all just one typo away from losing our minds over a piece of paper that probably sat in a folder for thirty years. Hope the next one goes smoother for both of us, but I'm not holding my breath...
