My HELOC application got denied because of a $3 coffee habit

So last week I applied for a home equity line of credit to consolidate some debt, and the underwriter flagged me for spending $90 a month at the same Starbucks near my office. I'm in Austin, Texas, and my loan officer literally said 'can you just brew at home for 90 days?' Has anyone else had a lender nitpick over tiny recurring charges like this?

Man I don't know, this feels like they're just looking for reasons to say no. A Starbucks run isn't exactly a red flag for financial trouble. I mean $90 a month on coffee is nothing compared to what some people blow on random subscriptions or takeout. Underwriters act like they're judging your whole life based on a few small charges. Honestly if that's the worst thing they could find on your bank statements you're probably in decent shape. They're just being lazy and using that as an excuse to deny you for something else they don't want to explain.

If you're trying to take on a huge mortgage, underwriters want to see you can handle big regular payments, not little luxuries. That takeout and random subscriptions you mentioned are the exact same red flags, they're all signs of not being super careful with your money. For a lender, small charges like that can look like a habit of spending first and worrying later. It's not about the coffee itself, it's about what it says about your budget discipline when you're asking for a loan.
