My hard money lender approved a loan that made my credit union rep wince
I went with a hard money loan for a flip in Mesa last year. The rate was 11.5% and I had to pay 3 points upfront, but the credit union rep kept pushing me to wait for a conventional loan. That would've taken 45 days and I would've lost the deal. The hard money guy funded in 8 days and I walked away with $18k profit. Now I'm wondering if I should've used hard money on my previous two deals instead of waiting around for bank approval. Has anyone else gone with a higher rate just to close faster?
