Just realized I was wrong about the fixed rate vs ARM debate
For years I swore adjustable rate mortgages were a trap, even in a market like Phoenix where rates were sliding. Then my own refi in March got quoted 6.8% fixed versus a 5/1 ARM at 5.2%, and I ran the numbers twice. The break-even point was 34 months, and I plan to move in 3 years anyway, so the ARM honestly saves me about $4,100. Anyone else flip their stance when the math hit their own situation instead of some blog post?
