Hit my 500th loan file today, number 1 was a disaster
I refinanced my own place back in 2018 with a weird seller-financed second lien, and that file was a nightmare of handwritten notes and lost paperwork. Today I closed my 500th file as a broker in Tulsa, and it was a straightforward HELOC that took 20 minutes to review. It's funny how far the messy stuff teaches you, has anyone else kept track of their file count and seen a clear before and after in how you work?

Oh man, congrats on hitting 500! I actually read a piece in some trade magazine a while back about how loan officers usually hit their stride right around that number, something about pattern recognition kicking in after a few hundred files. That first disaster story sounds painfully familiar though, I heard a similar one from a guy in Dallas who had to chase down a seller's handwritten ledger from 1995 just to close a $40k second lien. The messy files really do stick with you, they force you to build checklists and systems you would never bother with otherwise. Now I swear by my template folder and a simple pre-closing checklist, saved my butt more times than I can count. Your mileage may vary but that steep learning curve seems to be the norm, not the exception, in this business.
