Everyone says to avoid hard money loans but I got my flip funded in 3 days

I needed $45k fast for a foreclosure in Cleveland and all the banks wanted 6 weeks. Found a local hard money lender who closed in 72 hours at 12% interest, and I was able to rehab and sell the house in 4 months. Has anyone else had a good experience with these when the timeline is tight?

Heard hard money is risky but sounds like it worked perfect for you.
