Conversation with a retired underwriter made me rethink my loan docs

Last Tuesday I was at a TitleMax in Austin waiting on a payoff quote, and this retired guy starts chatting. Turns out he did underwriting for 30 years at a regional bank. He said most of the loan files he saw were rejected for missing signatures, not bad credit. That hit different because I've been chasing rates and terms, but he said the documentation itself decides whether your loan survives an audit. Now I actually read every page before I sign, even the boilerplate. Has anyone else had a deal fall apart over paperwork nobody bothered to scan correctly?
