Closed my first 7-figure bridge loan deal Friday afternoon

Been chasing this one for 6 months. Finally closed on a $1.2M bridge loan for a mixed-use property in downtown Nashville. The borrower had some funky title issues from a prior LLC dissolution. Had to bring in a title attorney who specialized in Tennessee business law. Anyone else deal with messy title stuff on commercial bridge loans?

Title clean up is actually way easier than people make it sound if you do your homework ahead of time.

Spent three hours on title research once. @kimr10 definitely makes it sound simpler than it is.

Three hours? On title research? That sounds like a special kind of torture. I would have walked out after the first hour and just trusted the universe. Kim saying it's easy feels like someone saying heart surgery is just a few cuts.
