The 3% realtor fee math finally added up for me in Denver
I used to think paying 3% to a listing agent was a rip-off until I ran my own comps and missed a $12,000 pricing mark for 6 weeks, so now I ask agents to show me their last 5 closed deals before I even sign, has anyone else gotten burned trying to go solo on a sale?

Man, that stings. I lost almost the same amount on a house in Aurora back in 2019 because I priced it off a gut feeling instead of actual data. Now I always ask for their last 5 closed listings too, and I also check the days on market. If they can't pull that up in two minutes flat, I walk. The good ones will show you what went wrong on their own flops, not just the wins.
