Spent 6 months trying to germinate my own Venus flytrap seeds before I figured out they need cold stratification
I kept wondering why none of the seeds from my neighbor's plant in San Jose would sprout until I finally looked it up and realized they need 4-8 weeks in the fridge, who else has spent way too long struggling with a simple plant trick?

Idk if this is just me but I wonder if your neighbor's plant was even producing viable seeds in the first place. Maybe it was a clone or something that never got pollinated right so no amount of fridge time would've helped.

My buddy tried saving seeds from his pumpkin patch one year and ended up with gourds that looked like something from a sci-fi movie. He kept them in the fridge for months thinking he was doing everything right. Turned out the neighbor's squash had cross-pollinated with his pumpkins and the seeds were just a genetic mess from the start. Not saying that's what happened here, but sometimes nature does its own thing regardless of what we do in the kitchen. Your mileage may vary but I've seen stranger things with plant genetics.
